Frequently asked questions.
How much can I borrow for a home loan?
It depends on your income, expenses, deposit size, and credit history. As a guide, most borrowers can access 4-6× their gross annual household income. We model your real number across 50+ lenders — different lenders calculate serviceability differently, and the gap between best and worst can be $200k+ for the same applicant.
Do I pay Finance Lab a fee?
No. Finance Lab is paid by the lender on settlement. There's no fee to you for our brokerage service. Our recommendations follow your situation, not the commission — we compare 50+ lenders and place where it fits, not where it pays us most.
How long does it take to get a home loan approved?
Pre-approval typically takes 5-10 business days from a complete application. Formal approval after you've found a property usually takes a further 2-3 weeks. We expedite anywhere we can — particularly on time-sensitive auction or off-market purchases.
Should I get a fixed or variable rate?
Depends on your situation, the rate environment, and your tolerance for repayment changes. We model fixed-vs-variable scenarios across RBA rate paths so you can see what each costs you in cash terms — not just rates. Our Fix vs Float calculator runs this analysis live.
What's the difference between a home loan and a mortgage?
Same thing in everyday Australian usage. A 'home loan' is the credit product (what you borrow); a 'mortgage' is technically the security registered against the property (what the lender holds). Both terms refer to the loan you take out to buy a home.
Can I use a guarantor instead of saving a 20% deposit?
Yes — a parental guarantor pledges part of their property's equity as additional security, letting you borrow with a smaller deposit and often skip LMI. See our guarantor loans page for the structure, risks, and how to set it up safely for your parents.
